A homeowner sought Tecnico's expertise to create an ADU on top of their garage, aiming to provide a guest home for friends and family and an office space for themselves. 


The proposed 328 square foot ADU was designed to feature an open living space, adaptable for both work and sleeping. Tecnico began with a guided feasibility analysis, determining the zoning rules and codes related to building a new home in close proximity to overhead power lines and the property line.

To comply with the stringent Department of Water and Power regulations, Tecnico strategically placed the ADU outside the easement, ensuring the roof's angles adhered to the encroachment planes. This thoughtful placement and design allowed the project to meet all necessary requirements without compromising the aesthetic and functional goals of the homeowner.

Throughout the process, Tecnico worked closely with the homeowner, ensuring every aspect of the design reflected their needs and preferences. The result was a versatile ADU, seamlessly integrating modern amenities with a space that felt warm and inviting.
