Whether you’re looking to expand your current home for a growing family, or purchase an investiment property to develop, a Feasibility Study will help you make better informed decisions regarding the spatial, legal, and financial viability of a proposed project. 

The goal of a feasibility study is to help you better understand what’s possible to build on your property.

To conduct a study we first have an introductory conversation to understand your priorities, we then analyze the available property data in order to develop a visual represntation of possible spatial layouts. The process is broken down into 3 main phase



1.  Programming & Understanding Priorities
The first step is to gain an understanding of your project priorities, which includes defining your goals and spatial requirements for the project. This will include discussing your vision and “must-haves” for your ADU.

All of this information will be used to create a base Project Program, which is a list of spaces or rooms and their associated functions.


2.  Analyzing the Property
Concurrently, we will delve into understanding the existing conditions of the site. This may include documenting information such as existing structure sizes, general site dimensions, and public utility information (if available) to develop a Site Analysis.

We will also review information from local zoning codes and other regulatory agencies to determine the property’s development standards. This includes site setbacks, lot coverage, height limits, and other requirements. From this information we will draft a detailed Zoning Analysis. This information will act as a framework as we study the “test fits” in the next phase. This step is the most critical as it will usually let you know if your project is feasible on the
site.



3.  Visualizing
Spatial Layouts
Then, basic drawings will be prepared to illustrate potential spatial layouts based on your priorities, site constraints, and code findings. These basic drawings, referred to as Program Proximity Diagrams, will show basic location of uses, site relationships, utilities, parking, maximum lot coverage, setbacks, easements and any other noteworthy design elements specific to the project.

Once complete, we’ll present to you a cohesive Feasibility Study in PDF format that will include all the deliverables described above and any other relevant findings. This study enables the clearest possible understanding of the potential development. A typical feasibility study can range between 3 to 10 pages in depth.
